NEPI is at the top of the biggest owners of offices in Romania
The acquisition of the Lakeview office building by the South African investment fund NEPI will send the investor at the top of the biggest offices owners in Romania. Thus, after the finalisation of the Lakeview acquisition, NEPI will own almost 95,000 square metres of offices in three finalised projects Lakeview ( 24,000 sqm), Floreasca 169A (36,000 sqm) and City Business Centre Timisoara (34,500 sqm finalised) reaching the top of the biggest owners of offices domestically. Out of the 95,000 sqm, 60,000 sqm are placed in the Barbu Vacarescu-Floreasca area, namely almost half of the total of the stock. In this area there are over 100,000 sqm of offices, at present.
The value of the turnover cumulated for the three business centres in the NEPI portofolio will surpass 20 million euro.
At the level of the market, the biggest owner of offices is Immofinanz with almost 200,000 sqm of offices, followed by Liviu Tudor with over 130,000 sqm and CA IMMO with over 100,000sqm. NEPI has surfaces still under construction or project, thus in the project in Timisoara there will be built another building, and in Cluj, the investor wants to develop with the businessman Ovidiu Sandor another 52,000 sqm of offices in Cluj but he also wants to develop a project of almost 12,000 sqm in the area Piata Victoriei in Bucharest – projects which will lead to the finalisation of the total stock of offices in the NEPI portfolio at over 160,000 sqm.
Dinu Patriciu Global Properties which owned Lakeview together with AIG Lincoln is still among the biggest owners, with almost 60,000 sqm in the portofolio. A similar surface is owned by Deutsche Bank in the project Upground.
