Real Estate: The ESOP study says the cheapest rents in office buildings are found in the south of Bucharest

The most expensive rents for office space found in the business centres are in the centre and north of
Bucharest, according to a study made by ESOP Consulting. The cheapest rents for the same sector could be found in the south, in areas such as
13 Septembrie, Budapesta, Cosbuc, Maria Rosetti, Timpuri Noi, Drumul Sarii, Berceni, Tineretului, Oltenitei, Calea Vacaresti, Marasesti, Calea Rahovei.In the case of the rent of villas, the highest are in the ultracentral one. As regards the residential sector, the north part is the best. According to the study made by the site anunturiparticulari.ro, the prices in the two areas differ by 67%.

  • Rent for office space

In the top of rents for different areas for office spaces in the business centres is the central one – north one , with an average rent of 14.23 euro/sqm/month, followed in the second place by the ultracentral one with an average rent of 13.17 euro/sqm/month, and third the north part, with an average rent of 11.74 euro/sqm/month. The places four and five are quite close as level of the rent: the eastern part with an average level of 10.30 euro/sqm and the western part with an average rent of 10.19 euro/sqm/month. This analysis takes into consideration all the 430 business centres in Bucharest, and the presentation rent have a margin of negotiation between 8 and 17’ the ESOP Consulting shows.
According to the document, the difference between the level of the cheapest office spaces in business centres in the south and the most expensive, in the centre – north is of 42.5%. Thus, if an average rent in the southern part is 8.19 euro/sqm/month in the centre –north the average rent is 14.23 euro/sq/month. As regards the rent for the villas, the north of the capital city is third, the clients being interested especially in the ultracentral area.

In centre –north there are business centre spaces which are needed, and in the ultracentral area – historical villas. For example, in the last five-six years, the centre-north area was interesting for many who were looking for office space in new buildings, so that the average rent for this space has been high ( 14.23 euro/sqm/month). Even higher, in the north area, the average rent for the new business centres is kept at high level, 11.74 euro/sqm/month. In exchange, the villas are less needed in the north, so that the level of average rent is only 7.41 euro/sqm/month, less even than in the south. The most expensive villas are in the centre’ Alexandru Petrescu explains, manager of the ESOP Consulting company says.

  • Rent for the residential sector

According to a study made by the site of anunturiparticulari.ro, the rent in areas such as Ferentari, Berceni or Giurgiului gets ton be less by 67%, than in the areas renowned in the north of Bucharest, such as Baneasa, Herastrau and Floreasca.

‘The biggest difference between the two regions is recorded in the sector of apartments with three rooms. If in Berceni the average rent is 332 euro/month in Floreasca, the owners request a little over 1,000 euro for the same type of building, the difference being approximately 67%.The renters of the apartments with two rooms could pay in their turn 61% more in the north than in the south: 670 euro/month for an apartment in Herastrau as compared to 258 euro in Berceni. A difference of 65% is reached in the case of four-roomed flats: if in the south the owners request an average rent of 383 euro and in Baneasa, the rent is 1,000 euro. The lowest different is 39% in the case of one-room. A renter is requested on average to pay 196 euro for a one-room flat in Giurgiului, while in Baneasa it is needed to pay approximately 320 euro’ the study shows.
