Real estate: Developers announce projects of 380,000 sq.m for 2019
Real estate developers announced projects for offices of 380,000 sq.m for 2019, and of 242,000 sq.m in 2020. Commissioning for such areas will grow by 55% this year against last year, according to an analysis made by an international consulting company. This fall, about 23,500 employees will move to new office buildings, until the end of the year. Class A offices of 224,000 sq.m will be commissioned this year, 84% of these areas opening in the second half of the year, according to estimates made in the latest report of ESOP Consulting/ CORFAC International.
Most office buildings will be in the centre-west area, where the highest pre-rent volume has been achieved this year.
One of the most expected appearances is Campus 6.1, near Bucharest Polytechnic University, the first building of Campus 6 project, with virtual reception and a smartphone application with which employees will be able to control the work area (access, temperature, light). Another project to commission new areas soon is AFI Tech Park, with a total of 22,000 sq.m. Day Tower and Unirii View office buildings will be commissioned until the end of the year, while in the centre-north area a single building will be ready, Globalworth Campus, Building B.
The newest office pole in Expozitiei area, will have the first available offices as of 2019, when the first two class A office buildings in Expo Business Park will be delivered. According to Esop, City Rose Park 1, the main competitor of that project, will commission the first office areas as of 2020. 94,000 sq.m of office areas will be built in Expozitiei zone.
In Barbu Vacarescu area, Globalworth Campus Bldg C and Oregon Park Bldg will be commissioned in the centre-northern area over 2018-2020, with 137,000 sq.m office areas.
