Real Estate: Analysis: Apartment prices grow in centre-northern Bucharest

Prices of apartments in Bucharest slightly grew in the centre-northern area by 1%, while in the other parts of the Capital they maintained the same level, according to an analysis made by homefinders.ro. Owners of apartments in the centre and northern parts of Bucharest requested an average price of 68,000 euros in October. On the other hand, average prices requested for apartments in the eastern, southern and western areas were around 51,479 euros, 21 euros less than in September.

There was a price increase of 3.63% of two-room apartments in the centre-northern area compared to September, the average price being 57,000 euros. The same type of apartment in the east,west or south of the Capital have an average price of 43,000 euros, 4.44% lower than in September.

Another price decrease was recorded for three-room apartments. Such an apartment in the central or northern area is worth 75,000 euros on the average, 2.72% less than in September. In the other parts of Bucharest the average sale price is 59,900 euros, 1.8% lower than in September.

On the other hand, owners of four room apartments located in the central and northern parts of Bucharest asked in October prices 11.67% higher than in September. The average value of such an apartment was 110,000 euros. Four-room apartments are the only type of apartments which had higher requests in October, with an average price of 71,500 euros, 1,500 euros more than in September.

The number of apartments with two, three or four rooms available for sale in October, dropped by 18.79% against September.

Two room apartments have the highest share among sale offers - 52.74%. At the opposite pole we find four room apartments, with a low number of offers -194, mostly in the centre and northern parts of the Capital.
