Office building market: prices of 1,100-3,800 euro/sq.m. while in other towns they are 3 times cheaper
Office buildings sold in Bucharest have prices between 1,100 and 3,800 euro/sq.m. while in big province towns the lowest price is 400 euro and the highest 1,250 euro/sq.m.
Spatiicomerciale.ro, the platform promoting real estate ads for commercial buildings launched by Imobiliare.ro gathers 14,000 such ads. The portal includes a classification of the most expensive office buildings for sale in Bucharest and in secondary towns.
The first place in Bucharest is held by an office building from Ghencea area, with a price of 12.58 million euro (1,143 euro/sq.m.) The second ranking is a building in Lipscani street for sale at 7.8 million euro (1,547 euro/sq.m). An 8 storey building erected in 2008 in Aviatorilor-Herastrau area is sold at the price of 6 million euro (3,821 euro/sq.m.) In Aviatei area another 8 storey building can be bought at the rpice of 5.85 million euro (1,500 euro/sq.m.). The renting price is 15 euro/sq.m./month.
At a price of 4.7 million euro (2,075 euro/sq.m.), Spatiicomerciale.ro lists a villa in the area Dacia-Gradina Icoanei. The renting price is 17,000 euro/month.
In Cluj-Napoca, Iris area, a building of 2,600 sq.m. can be bought for 2.38 million euro (915 euro/sq.m.). The renting price is 20,000 euro/month.Close to 1 Mai market, a property of 1,700 sq.m. has a price of 1,73 million euro (1,017 euro/sq.m.).
The most expensive office building in Brasov is in the south-eastern part of the town. It has 4,200 sq.m. and can be bought for 5 million euro (1,190 euro/sq.m.) or rented for 9 euro/sq.m./month.
In 13 Septembrie area in Brasov, a building of 6,000 sq.m. for offices can be bought at the price of 2.5 million euro (416 euro/sq.m.).
In Timisoara in Simion Barnutiu area an office building of 2,800 sq.m. can be bought for 1.8 million euro (642 euro/sq.m.) In the Student Complex a villa can be bought for 1.5 million euro (1,250 euro/sq.m.).
