Farm land in Romania is currently traded at average prices ranging from 2,000 to 7,000 euro/ha (in the Western area), according to Hitch&Mosher Company, a consulting market leader in real estate transactions with agricultural lands, which offered from 2011 to 2015 integrated consulting for sales of over 15,000 ha of such real estate.
"The significant factors in determining the trading prices are close to the lands' consolidation degree, their cadastral situation, the existence of the necessary logistics for a performing agriculture and not least, the land's natural quality," said Marius Schiopota, managing partner of Hitch&Mosher.
The investors are generally interested to purchase large properties, as these usually have a higher return on investment. There are big Romanian and foreign investors in various private companies who decide to forge a vertical integration as regards the raw materials. The largest area sold in the past years to such a customer was 2,000 hectares.
