Study: Two out of ten Romanians want to buy an apartment
Two out of ten Romanians want to buy an apartment, 40% of them being at the first purchase of the kind, while 41% already have a lodging and would like to move, while the rest intends to buy in order to rent the property, according to a study.
The potential of the local residential market, concretely reflected in the housing demand, intensified in 2015 compared to the previous year. Thus, 40.1% of people interviewed declared they have an active real estate need, on the rise by 4.2% compared to 2014 (35.9%). The increase was generated almost exclusively by the rising interest in the purchase of real estate properties, while the renting segment remained relatively stable, according to a market study made by Imobiliare.ro.
The study was made over November 12- December 10, 2015 and had in view a representative sample of Internet users in Romania aged over 18, in Bucharest-Ilfov, Timis, Cluj, Brasov, Iasi and Constanta counties.
Half of the people who have an active real estate need (55.2%) want to buy an apartment or house, while 23.2% need to sell. On the other hand, 11% of respondents want to rent a property to somebody, the rest of 10.6% being interested in renting from somebody.
The time allocated to concluding a transaction shows that 43.5% of people interviewed expect to solve their real estate problem in more than 6 months, while 19.7% of them have an urgent real estate need, which they have to solve in less than a month. Compared to 2014 we see a slight increase of urgent real estate needs from 15.4% to 19.7%.
38.3% of potential buyers are buying a house for the first time, while 40.7% already have a house/apartment, but want a new one. The rest of 21% would like to buy a house in order to rent it. Almost 40% of respondents intend to par cash for the apartment/house, while 60% declare they would contract a bank credit.
The houses to be purchased will be occupied by young couples or families, made of two (46.5% of cases) or three persons (26.6%). Only 11.8% of people interviewed will live alone in the apartment bought, while 10.5% have families of four or more members. Nobody will live in 4.6% of the new apartments/houses.
The main criteria taken into account at the purchase of a lodging are the same as in 2014. The price continues to be the most important factor in the eyes of potential buyers, and is taken into account of 76.9% of them. Location ranks second with 53.75, followed by comfort (36.6%), by nearby utilities (33.7%) and by the age of the building (21.4%).
The online environment remains the most important source of information, followed by recommendations made by friends and acquaintances. Social networks represent a latent source of real estate information. Real estate websites represent the information source which respondents trust the most (50.5%), followed by recommendations of friends and acquaintances (44.5%) and real estate agencies (37.7%).
