Real estate: The rhythm of growth of the prices on the real estate market is slowing down
The average price requested for available flats for sale at national level increased slightly in November against October with 0.2% from 1,042 to 1,044 euro per square metre and the present value is 8.3% higher than that of the similar period of 2015, 964 euro/sqm according to a study made by a real estate site.
Out of the cities under analysis, the majority showed decrease, with the exception of Cluj-Napoca and Timisoara where the growth margin of the prices for 12 months is over the threshold of 10%.
In the capital city, the requirements of the owners diminished in November by 1.1% from 1,141 to 1,129 euro/sqm. At present, their expectations are situated at 3.1% over the level recorded one year ago, 1,095 euro/sqm respectively. The decline of the last month was supported exclusively by new flats, which got cheaper by 2.5% (from 1,198 to 1,168 euro/sqm) while the flats in old buildings were appreciated by 1.1% (from 1,062 to 1,074 euro/sqm.).
In Brasov, the average price requested by the sellers dropped by 0,8% over the last month(from 908 to 901 euro/sqm) but it is by 3.4% higher than one year ago (when it was 871 euro per square metre). In November, the old flats went more expensive by 0,9% (from 904 to912 euro/sqm)but the newones had a decline of 6.3% from 926 to 868 euro/sqm.
In Cluj-Napoce, the prices recorded, according to the study made by Imobiliare.ro an advance of 1.7% over the last 30 days (from 1,222 to 1,243 euro/sqm) being situated at a positive difference of 10.4% against the same period of 2015 when it reached 1,126 euro/sqm.During November the old flats appreciated by 1.8%(from 1,257 to 1,279 euro/sqm) and the new ones by 1.3% ( from 1,170 to 1,185 euro/sqm).
In Constanta, the flats got cheaper, on average, by 0.2% over the last month(from 957 to 955 euro/sqm) but they are 4.7% more expensive than in the similar period of last year ( when the cost was 912 euro/sqm).A growing trend was seen only by the old flats which, according to the Imobiliare.ro got cheaper by 0.3% (from 949 to 946 euro/sqm) while the newly-built residences got more expensive by 0.6% (from 988 to 994 euro/sqm).
In Iasi the prices had a drop of 0.6% in November, from 900 to 895 euro/sqm. The present value is 3.8% higher than the one valid at the end of 2015 (862 euro/sqm). The old flats got more expensive by 2% ( from 881 to 899 euro/sqm) but the new ones got cheaper by 3.7% (from 925 to 891 euro/sqm).
In Timisoara, the prices went up by 0.7% over the last month (from 1,029 to 1,036 euro/sqm) and are by 10.6% over the level of2015, 937 euro/sqm respectively. The old flats got more expensive by 0.6% over the last 30 days, from 1,026 to 1,032 euro/sqm and the new ones with 0.4% (from 1,042 to 1,046 euro/sqm.).
