Real Estate: The prices of flats grew in September by 1.5%
The average price required by owners for new and old flats for sale, at national level increased in September by 1.5% from 950 euro/square metre in August to 964 euro/sqm, 5.7% as compared to September 2014, imobiliare.ro shows.
In Bucharest the pretentions of those who sell kept constant in the last month, at 1,086 euro/sqm. The present level is 3% higher than the one of 2014 in the autumn, 1,054 euro/sqm. Old flats have an average price of 1,030 euro/sqm, by 0.4% higher than last month (1,026 euro/sqm) and by 2.2% over the one during the similar period of the previous year (1,008 euro/sqm). After a minus of 0.9% in September (from 1,134 to1,124 euro/sqm), the flats in the new residential units are by 0.3% more expensive than 12 months ago (when they could be acquired on average at 1,121 euro/sqm).
In Brasov, the prices went down by 1.6% in the last month(from 875 to 861 euro/sqm) but they are by 2.5% over the level from last year (840 euro/sqm). In September 2015, the decline was felt both for the old flats (depreciated by 1.3% from 871 to 860 euro/sqm)and for the new ones (which had a real depreciation of 2.8% from 895 to 870 euro/sqm). Against 12 months ago, the first are by 4.2% more expensive (against a value of 825 euro/sqm) and the ones in the second category by 2.7% cheaper (dropping from 894 euro/sqm in the autumn of 2014).
In Cluj-Napoca, the Imobiliare.ro indicator reached in the last 30 days at a value of 1,124 euro/sqm with 1.9% more than at the end of August (when it was 1.103 euro/sqm) and by 12.4%more than in the similar previous period of 2014 (when it was 1,000 euro/sqm). Old flats appreciated over the last month by 2% from 1,121 to 1,143 euro/sqm, being by 15.5% over the value reached 12 months before (990 euro/sqm). After an advance of 2.4% in September (from 1,077 to 1,103 euro/sqm)new flats are by 8.6% more expensive than in 2014 (when they reached 1,106 euro/sqm). As a whole, Cluj is the city with the most expensive flats against last year, both old and new ones’ the real estate site.
In Constanta, the pretentions of the owners appreciated by 1.3C% over the last 30 days (from 895 to 907 euro/sqm) and is now at a difference of 7.2% against the level of 12 months ago (846 euro/sqm). With an average price of 901 euro/sqm, old flats are more expensive by 1.3% against the end of August (when it was 889 euro/sqm) and by 7.9% against September 2014 (when they had a value of 835 euro/sqm). After an advance of 0.9% in the last month, from 910 to 918 euro/sqm, the flats in the new residential units appreciated by 3.7% over the last 12 months from 885 euro/sqm.
In Iasi, imobiliare.ro indicator showed a depreciation of 0.8% last month, from 857 to 850 euro/sqm, the present value being by 4.7% higher than the one in 2014 in the autumn (812 euro/sqm).Old flats appreciated by 1.4% in the last 30 days (from 806 to 817 euro/sqm) and by 6.2% in the last 12 months (from 769 euro/sqm) Iasi is the second city (together with Brasov) where new flats are cheaper than last year, with a difference of 2.2% with an average value of 892 euro/sqm (against 912 euro/sqm) during September, the prices went down by 1.7% from 907euro/sqm at the end of August.
In Timisoara, the pretentions of the owners increased by 0.9% in September (from 915 to 923 euro/sqm) being now by 10.8% higher than in the similar previous period of last year (when it was 833 euro/sqm). After an advance of 0.9% over the last 30 days (from 909 to 917 euro/sqm) old flats are by 11.2% more expensive than in the autumn of last year (when they were 825 euro/sqm).The newly-built flats on the other hand, appreciated by 0.7% in the last month (from 944 to 951 euro/sqm) and by 5.9% in the last year (from 898 euro/sqm at the end of September 2014).
