Real Estate: The most looked-for residences in the big cities of the country

The majority of those who want to buy a residence in Bucharest and other four big cities in the country are willing to pay up to 40,000 euro, but the largest part of the offer is situated between 60,000 – 80,000 euro. ‘The difference between expectations of the buyers and those of the sellers is a significant one at the level of the big cities, even after five years of crisis. Thus, a fifth of the Bucharest people and around a third of the other regional centres in the country are interested by apartments under 20,000 euro, but the offer is very little. On the other hand, the more expensive residences of 60,000 – 80,000 euro is an important share of the total of units for sale, even if the demand for them is four times smaller’ a press release of the real estate site imobiliare.ro.

In the capital city, a important share of the total of apartment demand (20%) is for cheaper than 20,000 euro residences, the offer being only 1%. The most wanted units are those with prices between 20,000 – 40,000 euro (30%) but only 11% of the sale announcements are in this category. Better are things with the residences between 40,000 – 60,000 euro where the demand is 25% of the total and the offer 29%.

In the sector of 60,000 – 80,000 euro is 23% of the apartments for Bucharest, and they draw the interest of only 13% of the clients. A discrepancy can be observed as regards the announcements for over 80,000 euro. In this case, the demand is 12% but the offer reaches 36% ( 25% of the residences more expensive than 100,000 euro).

For individual houses, the difference between demand and offer is larger in the capital. Thus, 27% of the buyers are looking for a residence with a lower price than 60,000 euro, but the offer of such units is only 3%.Similarly, 28% of the total aim at houses at prices between 60,000 – 100,000 euro, but this category is only 7% of the total.

On the other hand, 22% of the potential buyers are disposed to pay between 100,000 – 150,000 euro for an individual house, but only 11% of the units for sale are in this category. As follows, only 23% of the total of visitors for imobiliare.ro are interested in a house with a price of over 250,000 euro but this category is 79% of the total.

In Constanta, 28% of the buyers look for cheaper than 20,000 euro houses, but the offer is only 3% of the total. The most visitors are interested in prices between 20,000 – 40,000 euro (38%) but they are only 21% of the announcements. The balance is reversed for 40,000 – 60,000 euro which draw 21% of the potential buyers, but 41% of the apartments for sale. More expensive units are for only 13% of the people in Constanta, but this category represents 35% of the total of announcements.

The rate of buyers in Cluj-Napoca interested in cheaper than 20,000 euro apartments is 30% but the offer is only 1% of the total.
The sector 20,000 – 40,000 euro draws only 39% of the demand but only 22% of the offer. The balance is reversed in the sector of 40,000 euro where the demand is almost three times lower than the offer ( 31% against 77%).

In Brasov, the demand for cheaper than 20,000 euro apartments is 29% of the total, butr only 2% is for their requirements. For the sector 20,000 – 40,000 euro, the demand is 38% of the total, but the offer is only 22%. The resto of those who want to buy a flat in Brasov are willing to pay a minimum of 40,000 euro, the majority of the offer being in this interval.

A rate of 33% of the buyers in Timisoara look for residences of up to 20,000 euro, even if the offer for this sector is only 2%. The most wanted are those between 20,000 – 40,000 euro (39%) as there is only 21% of the announcements for this category.

In Iasi 39% of the potential buyers are willing to pay up to 20,000 euro for one flat, the offer being significantly lower, 3% of the total. Visibly better are those between 20,000 – 40,000 euro where the demand is 43% and the offer is 32%.

 

More
