Real Estate: The average price requested for apartments went up at national level,in February with 2.1%

The average price requested for new and old apartments  for sale at national level in February increased up to a value of 1,197 euro/sqm being with 2.1% higher than the one valid at the end of the previous month, 1,172 euro/sqm, shows an analysis  made by a real estate site.

The capital  had by far the highest increase of the prices  last month, a plus of 2.8% from 1,267 to 1,302 euro/sqm. The upwards  trend was felt by moth segments on the market. The old apartments appreciated but, with 1.4% (from 1,187 to 1,204 euro/sqm) while the new apartments went more expensive significantly, with 3.5% (from 1,325 to 1,371 euro/sqm).

In Brasov, the prices recorded as a whole, an advance of 0.4% in the second month of the year from 1,009 to 1,013 euro/sqm, while the average price required by the old apartments increased by 1% ( from 1,009 to 1,019 euro/sqm), the pretense  of the sellers of new residences were reduced by 1.2% against January (from 1,009 to 997 euro/sqm).

Clearly, by opposition to Bucharest, Cluj-Napoca is one of the two regional centres where the expectations of the sellers diminished slightly ( by 0.2%) during February, from 1,463 to 1,460 euro/sqm and here, the two segments of market under analysis had contrasting evolutions. The old apartments appreciated with 1% (from 1,500 to 1,515 euro/sqm) but the  new ones got cheaper with 1.3% (from 1,419 to 1,401 euro/sqm).

In Constanta, the apartments for sale got more expensive, as a whole with 1.7% from 1,091 to 1,110 euro/sqm. Similarly as in Bucharest, the increase of price was met for both types of residences: the ones in old buildings got appreciated by 1,4% (from 1,080 to 1,095 euro/sqm) and those in new residential units with 2,6% (from 1,125 to 1,154 euro/sqm). Constanta is thus, one of the two regional centres where new residences got more expensive in February.

In Iasi, prices got a slight drop last month, 0.3% from 993 to 990 euro/sqm respectively. Old apartments got appreciated considerably during the period under analysis from 940 to 967 euro/sqm (plus 2.9%) but their advance was counterbalanced by the new apartments which got cheaper by 2.4% (from 1,026 to 1,001 euro/sqm).

In Timisoara, the pretenses of the sellers increased as a whole,with 0.7% during February, from 1,159 to 1,167 euro/sqm and on the market there is the same contrast between the old and the new market according to imobiliare.ro. If the first got an increase of 1.6% of the average values for listing for an apartment (from 1,152 to 1,170 euro/sqm), the latter had a drop of 2% (from 1,179 to 1,155 euro/sqm).
