Real estate: Bucharest, the most active real estate city in 2017
In 2017, Bucharest was the most active city in point of real estate and had the highest rents, while Cluj Napoca can boast the highest sale price per square metre, according to a specialised analysis released on Thursday by a real estate platform devoted to the residential and business sector.
According to those data, the most listed types of properties in the residential segment in 2017 were two-rooms apartments, and most lists both for sale and rent were found in Bucharest.
Bucharest leads in the top of most dynamic cities for house sales in the local real estate market, followed by Cluj Napoca, Constanta, Floresti and Iasi. Most types of properties listed last year on Wizmo.ro in the for sale segment were apartments located in Bucharest, Constanta and Floresti. On the other hand, most house listings were in Cluj Napoca, with 17% of total announcements, followed by Constanta (12%).
According to the analysis, Bucharest holds the record for olf buildings listed (97%), followed closely by COnstanta with 96.5%. At the same time, most new buildings available on the online real estate site were recorded in Floresti, a locality neighbouring Cluj Napoca, with 11% of total properties listed.
The highest average sales price per square metre if units listed on Wizmo.ro was recorded in Cluj Napoca - 1,400 euro/sq.m, while the lowest price was in Floresti, at 814 euro/sq.m.
In the “Rental” segment, Wizmo analysis shows that the top of cities with most properties listed last year included Bucharest, CLuj Napoca, Craiova, Iasi and Timisoara, and most offers were for two-room apartments.
In this segment, the average renting price at national level was 500 euro/property and the Capital leads with an average price of 662 euros, followed by Cluj Napoca (616 euros) and Timisoara (568 euros). At the opposite pole was Craiova with 260 euros and Iasi, with 385 euros. In this case, the average renting price of a property available on Wizmo.ro was 93 lei in 2017.
Data show that of overall houses available for rent in Bucharest 96% were apartments and the rest houses. At the same time in Craiova, 98% of properties were apartments, while most houses were listed in Timisoara (14% of total properties for rent in that town).
