Prices for apartments surpassed 1,000 euro/sqm in February, for the first time in 4 years
The prices of apartments for sale at national level went up in February by 4.5% against January and by 9.8% as compared to February last year, the average price being 1,015 euro/sqm, for the first time over the psychological threshold of 1,000 euro, according to Imobiliare.ro.
In Bucharest, the demands of the sellers increased by 3.3% in February, from 1,054 to 1,089 euro per sqm and with 5.3%in the last 12 months, from 1,034 euro per sqm. The old apartments went up by 1.5% from 1,029 to 1,044 euro per sqm. On the other hand, for the newly built apartments there was an increase of 4.9% and this costs now 1,123 euro per sqm, against 1,071 euro per sqm at the end of January.
In Brasov, prices went up by 3.2% in February, from 884 to 912 euro per sqm, the latest value being by 7,8% higher than the one reached in the similar period of last year, of 846 euro per sqm. The old apartments appreciated by 1.6% from 882 to 896 euro per sqm.The new residences had a significant advance of 8.3% from 893 to 967 euro per sqm.
According to the indicator of Imobiliare.ro, in Cluj-Napoca the average price requested by sellers went up by 3% in the last month, from an average of 1,152 euro per sqm to 1,186 euro per sqm, the present value being by 15.4% bigger than the one at the end of February 2015 ( 1,028 euro per sqm). Old apartments appreciated by 2.6% from 1,174 to 1,204 euro per sqm and the new ones by 3.2% from 1,125 to 1,161 euro per sqm.
In Timisoara, the prices of apartments had an advance of 1.9% in February,from 952 to 970 euro per sqm;the difference from the level reached in the similar period of last year of 851 euro per sqm being 14%. The growing trend of the last month was supported by the sector of old buildings which went up by 2.2% from 951 to 972 euro per sqm. On the other hand, the average sum required for the new residences reached 960 euro per sqm, up by 0.4% against 956 euro per sqm in January.
In Constanta, residences prices went up by 1.6% in February from 915 to 930 euro/sqm and by 5.1% in the last 12 months, from 885 euro/sqm. The locative units from old buildings cost now by 1.6% ,more than at the end of January, 927 euro/sqm respectively, against 912 euro/sqm. A similar increase of 1.7% was recorded by new apartments, which reached the level of 940 euro/sqm, from 924 euro/sqm.
In Iasi, the indicator of Imobiliare.ro had an advance of 1.3% from 877 to 888 euro/sqm; the average price required now is 5.3% higher than the one of the similar period of 2015,843 euro/sqm respectively. An old apartment can be acquired on average at 854 euro/sqm, with 0.5% more than last month, when it reached 850 euro/sqm, while a new one would be almost 918 euro/sqm, up by 1.5% from 904 euro/sqm in January.
