Evolution of rent in the last 12 months

Rents demanded by apartment owners in big towns in Romania have known different evolutions, from increases of 70 euro (28%) to drops of 50 euro (17%), according to areas and type, which shows market stabilization.

 

“Compare to the apartment sale segment, characterized by a relatively unitary dropping price trend, apartment rentals have had a heterogeneous evolution in the past year. The lowest rents practiced in some residential units of big towns had both drops and increases in the last 12 months. Variations are according to specific areas and the type of apartments rented. Such an evolution is characteristic to a stabilizing market, when owners try to be in line with demand and the purchase power of potential clients, adjusting their demands,” the real estate portal imobiliare.ro shows.

 

Bucharest is the city which best illustrates the heterogeneous evolution of apartment rents. In Dristor residential unit a one room apartment can be rented with 200 euro/month, compared to 210-225 euro/month last year. For two rooms prices are relatively stable – 250 euro/month, while for three rooms the lowest price is 320 euro/month, compared to at least 250 euro/month last year.

 

In Drumul Taberei area the lowest rents are around 170-180 euro/month, the same as in 2012 for one room apartments. For two rooms prices dropped in the last 12 months from 220-230 euro/month to 180-200 euro/month. For three rooms prices are at the same level as in 2012 – 250 euro/month.

In Militari, rents for single rooms start from 200 euro/month, the same as last year. For two rooms the lowest prices dropped slightly to 200 euro, from 220 euro/month. On the other hand, the lowest price for three rooms is still 250 euro/month.

 

In Titan the price for one room is 180-200 euro/month, the same as last year. The price demanded for two rooms is lower – 210-230 euro/month, against 250 in 2012. The same happens with three rooms, where landlords request 250 euro/month from 300 euro/month.

 

Rents demanded in Brasov are higher than in 2012. In Astra residential area the lowest prices for one room are about 150-160 euro/month, compared to 140-150 euro last year. For two rooms the lowest price is 200 euro/month, compared to 160-180 euro/month in 2012. for three rooms prices start now from 200-220 euro/month against 180-200 euro last year.In Racadau area one room apartment in a villa can be rented for 180 euro/month compared to 170 euro last year. For two rooms prices start from 190 euro/month compared to 170 euro/month in 2012. For three rooms the price is the same as in summer 2012- 250 euro/month.

 

In Cluj Napoca, Manastur area, rents for one room apartments start from 150 euro/month compared to 160 euro in 2012. For two rooms there is a rising tendency, from 190 euro/month to 235 euro/month. The lowest price of a three room apartment remained the same – 300 euro/month.

 

In Timisoara, Student Complex, the lowest rent for one room dropped from 150 euro/month to 130. For two rooms the lowest price grew from 160 euro/month to 200 euro, while for three rooms the lowest prices is 250 euro/month from 260 euro/month.

 

In Arad area landlords have about the same demands for two room apartments (200-230 euro/month), while prices for three rooms grew from 220 to 230 euro/month.
