Esop:the demand for offices outside the capital goes on growing
The market of offices spaces outside the capital city had in 2014 for the third year in a row,an important increase,Cluj-Napoca,Timisoara and Iasi being the most wanted cities, but the companies started to be interested in other markets such as Craiova, Targoviste,Targu Mures,according to Esop.
In the cities in the country, the main tradings were last year 37,377 square metres rented,with 60% more than in 2013 and over 7 times more than in 2012and the main three cities of interest were Cluj-Napoca, Timisoara and Iasi with the biggest stocks of office spaces.
‘Esop negociated the trading of a total surface of approximately 4,000 square metres, at the beginning of this year, representing approximately 10% of the traded volume in 2014. At the same time, we noticed that after the first wave of the development of big cities in the country, such as Cluj-Napoca, Timisoara and Iasi, there is the second wave of university centres, where Esop has analyses and negotiations for renting office spaces in cities such as Craiova,Targoviste and Targu-Mures’ stated, in a press release Alexandru Petrescu,managing partner Esop Consulting.
By comparison to 2013, when the majority of tradings were generated by companies in the domain of IT&C, 2014 and the beginning of 2015 showed relocations or pre-renting for companies in several industries, such as energy, automotive,industry, IT&C.
Thus we can notice the diversification of the companies which move interest areas from the capital to the main cities, as quality projects and superior supply of work force is offered.
As regards the top of cities at the level of the whole country, the cities chosen for headquarters or working spots for the big companies in 2014, the first place is Bucharest (306.273 square metres) second Cluj-Napoca (21.090 square metres), third – Timisoara (11,452 square metres),fourth – Iasi (4,100 square metres) and fifth Ploiesti – 735 square metres.
Among the big renters who chose other cities than the capital are Recall, Bombardier, E On, EBS Romania, HP, Accesa and Genpact – who choseCluj-Napoca, ZTE, Microsoft, Linde Gaz, Accenture and Continental – who preferred Timi?oara and OSF and GFK who went to Ia?i ans Webhelp who went to Ploiesti.
