Apartments more expensive in Cluj, Bucharest and Brasov counties

Apartment prices in Cluj Napoca exceeded 1,500 euro/sq.m and are 14% over Bucharest average price, but price increases were recorded in three out of the six large towns, according to Imobiliare.ro.

The average amount requested for apartments available for sale at national level knew a slight drop of 0.3% in April, from 1,200 to 1.197 euro/sq.m.

According to Imobiliare.ro, higher and lower variations on price were found in big regional centres of the country. While in Bucharest prices remained constant last month, two other towns recorded drops and the other three had increases.

Cluj Napoca, the town with the highest price per square metre in apartments at national level, exceeded 1,500 euros/sq.m, being by 14% over the level of the largest town.

When variations are of just 0.1%, from 1,316 to 1,315 euro/sq.m, we can say that in Bucharest prices were still at the level reached in March.

“This does not mean that prices have not known changes - stagnation is explained by the fact that the two market segments analysed had opposite evolutions. While apartments in old block of flats appreciated by 1.2% (from 1,219 to 1,234 euro/sq/m) the new ones were 1% cheaper (from 1,386 to 1,372 euro/sq.m)” officials from Imobiliare.ro say.

Brasov ranks first in the top of higher prices recorded last month in big towns, with an advance of 2.7% (from 1,016 to 1,034 euro/sq.m).

Old apartments appreciated by 1.4% in the last 30 days, from 1,030 to 1,044 euro/sq.m. The new ones went up by 5.5%, from 991 to 1,046 euro/sq.m.

Cluj Napoca is one of the three regional centres where prices went up last month: after an advance of 1.5% they reached 1,505 euro/sq.m, compared to 1,483 euro/sq.m at the end of March.

Old apartments appreciated by 1% in April (from 1,536 to 1,552 euro/sq.m) while new ones went up by 2.3% (from 1,427 to 1,460 euro/sq.m).

In Constanta, Imobiliare.ro mentions an advance of 0.9% for apartments, from 1,114 to 1,123 euro/sq.m. The increase tendency was exclusively backed by the old house segment, which went up by 1.2%, reaching 1,122 euro/sq.m last month).

On the other hand, prices for new houses maintained relatively constant, in the conditions of a drop of only 0.1%, from 1,128 to 1,127 euro/sq.m.

In Iasi apartment prices dropped last month, by 0.5% on the overall, from 972 to 967 euro/sq.m. Iasi remains under the price of 1,000 euro/sq.m.

The two market segments analysed had similar evolutions: flats in old apartment houses were 0.4% cheaper, from 961 to 957 euro/sq.m, while new apartments were by 0.6% cheaper, from 979 to 973 euro.sq.m.

After a season when prices went up again, Timisoara apartments were cheaper last month, by 0.4% from 1,187 to 1,182 euro/sq.m.  Apartments in old block of flats depreciated by 0.4%, reaching 1,186 euro/sq.m (compared to 1,191 euro last month.

On the other hand, in new residential ensembles, prices went down by 7 euro/sq.m, from 1,176 to 1,169 euro/sq.m/
