Real estate : Analysis: About 63% of people who neet mortgages choose houses built after 2010

 

About 63% of people who want to apply for mortgages choose houses completed after 2010 or in construction and 40% are working in a multinational company, according to an analysis made by online broker Ipotecare.ro and the financial consulting and mortgage credit SVN Credit Romania.

 

According to a press release, most people who buy houses using martgages (about 42%), are woring in small companies or obtain incomes from alternate source, such as royalties, or dividends, while 18% are working in state owned companies or in the budget system.

 

While most people want new houses, about 23% focus on houses completed between 1978 and 2010, while 11% of those who apply for mortgages choose a house finished before 1977.

 

People who buy houses by means of mortgages are mostly born between 1980 and 1999, while people under 25 represent only 3.1% of buyers by means of morgages. At the same time, people over 45, born before 1980, represent 13% of buyers through mortgages and access financing with the highest values, the analysis shows.

 

The average value of a mortgage granted in the first 8 months in Romania was about 62,000 euros, according to the Central Bank (BNR) statistics and data of the banking market, 98% being held by credits with fixed interest rates.

 

Mortgages of 5.5 billion euros were granted in the first 8 months at national level, on the rise by 49%, compared to the same period of 2023, which also incldued refinancing, conversions, transfers and restructuring.

 

The overall level of mortgages in payment went up at the end of August, to 21.6 billion euros, on the rise by 2.1% compared to the level recorded in August 2023. Mortgages recorded a rising level of 21.3 billion euros, 0.5% lower than the total level at the end of 2022, according to BNR data.
